Acreage Description
This is a farm and house package located next to Watson Mill Bridge State Park in east Madison County, Georgia. The farm is 75 acres of 50 yr. old loblolly pines due for their final cut. It's in a permanent conservation easement which requires it remain in agricultural use. The home is a renovated 3 bd/2 ba two story house with hardwood floors, a front porch, and a rear deck. It sits on 1 acre and is move-in ready.
Conservation Easements
This land is protected by a conservation easement or protection program.
The trees were planted 50 years ago and have been tended according to Georgia Forestry Best Management Practices (BMPs). All cuts have been completed except for the final mature cut, after which the land can be re-planted in timber or converted to a different agricultural usage. A power line easement across the land has been used for hay production.
Current Production on Farm
Produce / Land Cover
Production Details
The loblolly pines have gone through successive thinning every few years for pulpwood, chip-n-saw, and sawtimber, and are ready for their final cut. Georgia Forestry is a good resource for obtaining pine seedlings and help in planting them, if keeping the land in timber production is desired. Combining livestock and timber is also a possibility.
Preferred Farming Method
Method Details
Timber farming calls for controlled burns, coupled with herbicide use to suppress plant competition. The new farmer can use whatever methods he/she desires on whatever he/she grows.
Equipment and Infrastructure
Feature Details
The house and land are served by Georgia Power electricity and a Carlton City water line. There is a storage shed and a 2-horse stable behind the house. Not far from the back of the house is a small pond, and across the road is the equestrian campground with its 15 miles of riding trails. (Watson Mill Bridge State Park)
Additional Details
The streetlight beside the house has been replaced by a solar-powered motion detector to preserve the dark sky environment.
