Transition Options & Details
We can sell the property, lease purchase or create a partnership. Purchasing the property is straight forward based on the list price. A lease purchase will be one in which we work together to build the infrastructure needed for the farmer. The lease will be for a fixed annual amount and it will be reviewed each year and increased based on the increased production from the land and the amount of inputs provided by each party to the agreement. To become business partners we would use the land to grow produce, sell seeds and seedlings, educate farmers and future farmers, and participate in Agritourism. The incoming business partner would be partners in the business but have no ownership in the land.
Acreage Description
Beautiful property used only for hunting in the past 40+years. The Williford Branch of the Camp Creek Watershed runs on the property and there are tree stands that are 90-110 years old. We have had trees mulched, a solar powered deer fence installed around a 2500 garden area. We purchased the raw land in 2022 and in 2024 we began to prepare it for farming. We have had public water and a meter connected to the property and the electricity is currently connected to a temporary pole. We have been approved for EQIP cost share for high tunnels, soil tests and amendments and both micro-irrigation and irrigation. A company has been identified that will provide the high tunnels (2 tunnels that total 1500 sq. ft. ) and another that will install them once they have been delivered. We are seeking a co-farming/ co- land management arrangement that leads to a purchase or lease purchase arrangement. The farmer that helps build out the infrastructure will receive a negotiated price based on their work and input and have an option of purchase or lease to own. We use sustainable and regenerative practices on the land and we will give preference to those committed to similar practices. Our intent is also to be involved in Agritourism and Agricultural Education.

Preferred Farming Method
Method Details
The regenerative method of farming is the goal for our farm. We have used organic methods and products on our previous farm and we will do the same here; however we plan to take the next step of soil-building with the intent of leaving the ecosystem better than it was before we planted.

We currently have a tractor and several attachments for it. We have a mulch film layer, spreader, tiller, forklift and more. A water meter is on the property and electricity is connected to a temporary pole. For lease or business partnership, arrangements can be made for use of the equipment. There is land access and parking off of the county road and a running creek is around the perimeter.
