Description of Desired Transitional Agreement

I am seeking a clear path to permanent land tenure, with a strong preference for a Buy-Protect-Sell model or a Lease-to-Own agreement.
My primary goal is to secure a  4.5 acre property that's in risk for residential development in Gwinnett through a USDA Direct Farm Ownership loan. I am looking for a transitional arrangement where a land trust or partner can assist in the initial acquisition to protect the site from residential development, followed by a transition to my full ownership. I am also open to a long-term lease (5+ years) that includes an option to purchase, allowing me to establish my herbal production and community infrastructure while finalizing long-term financing.

My primary goal is to produce high-potency medicinal herbs and heritage poultry through a regenerative, "healing-first" agricultural model:
* Medicinal Herb Production: I will cultivate a diverse range of botanicals focused on nervous system support and physical recovery, including Echinacea, Lemon Balm, Holy Basil (Tulsi), Passionflower, St. John’s Wort, and Nettle. These crops will be the foundation of my artisanal tea blends and value-added wellness products.
* Specialty Tea Ingredients: I will grow high-yield aromatic herbs suited for the Georgia climate, such as Lemongrass, Peppermint, Spearmint, Hibiscus (Roselle), and Chamomile.
* Heritage Poultry: I plan to raise a foundational flock of dual-purpose heritage breeds such as Buff Orpingtons, Barred Plymouth Rocks, and Rhode Island Reds. These breeds are selected for their hardiness in the Georgia heat, excellent foraging abilities for pest control, and high-quality egg and meat production.
* Regenerative Impact: My goal is to use the poultry for rotational grazing to naturally fertilize the soil for the herb gardens, creating a closed-loop system that improves the land’s health over time.

* Production Infrastructure: I need USDA-NRCS supported High Tunnels for year-round herbal cultivation, a professional irrigation system, and secure perimeter fencing.
* Poultry Facilities: A mobile or permanent poultry housing system with integrated watering and feeding systems for heritage birds, along with brooder equipment for young chicks.
* Processing & Value-Added Space: A dedicated, climate-controlled facility for air-drying, grinding, and blending herbs. This includes industrial dehydrators, stainless steel prep surfaces, digital scales, and airtight storage for finished tea blends.
* Community & Accessibility: The development of ADA-compliant sensory garden paths and raised garden beds to ensure the healing sanctuary is accessible to visitors with mobility challenges.
* Logistics & Storage: On-site storage for packaging materials and a designated area for preparing outgoing shipments for my existing logistics network.

This direct experience in isolating and utilizing the healing properties of plants is the core inspiration for Thayldn’s Tea House.
