I am looking for a flexible land access arrangement such as owner financing, lease-to-own, or a long-term lease that leads to ownership. My goal is to establish a long-term presence on the land and develop it sustainably for farming, hunting, and rural living.
I am prepared to begin with a low down payment and structured monthly payments, and I am open to negotiating terms that benefit both myself and the landowner. I’m also open to arrangements where I can work with the landowner during a transition period, especially if they are retiring or seeking a responsible steward for their land.

My goal is to develop a self-sufficient farm that includes a mix of vegetable crops, fruit trees, and livestock. I plan to start with poultry, pigs, and possibly goats or cattle, and expand gradually as I develop the land and infrastructure.
I’m also interested in maintaining wooded areas for hunting and timber, and using parts of the land for hay or pasture. My focus is on sustainable, small-to-medium scale farming for personal use and possible local sales. I plan to grow what the land supports naturally and build up production over time.

I am looking for land that has basic infrastructure in place or land that I can develop over time. A water source (well, pond, or stream) and road access are top priorities.
I would prefer to have barns or storage buildings and fencing, but I am also open to raw land if it has good potential for development. I plan to add infrastructure like housing, equipment, and utilities as needed, and I am interested in off-grid solutions if electricity is not available.

I am committed to continuing hands-on learning and developing sustainable farming skills as I work toward establishing my own productive rural property.
