I'm looking to lease farmable land to run a small mixed farm for both homestead use and local farmers market sales.
On the crop side, I plan to grow seasonal vegetables, fruits, and herbs in rotation. On the livestock side, I want to keep egg-laying and meat chickens, dairy goats, and dairy cattle if the acreage supports it. Horses are also on the table if existing infrastructure is there.
The ideal property has some tillable ground, reliable water access (well, pond, creek, or irrigation), and either existing fencing or room to put it up. A shelter or outbuilding for animals is a big plus, but I'm open to discussing what can be added with landowner approval.
I'm looking for a long-term arrangement, not a single season. I'll actively work and improve the land, not let it sit. If you've got land you want put to good use by someone who will actually take care of it, I'd love to talk.

Lease with Option to Purchase — Start with a fair lease agreement with a defined path toward buying the property. Rent payments that build equity or credit toward purchase price would be ideal.
Cooperative Model — Open to a shared arrangement where both parties benefit from what the land produces. If a landowner wants involvement in the operation — whether that's a product share, revenue split, or active participation — I'm willing to have that conversation.
Business Partnership — If a landowner is interested in being part of a small farming operation rather than just collecting rent, I'm open to structuring something where we both have skin in the game and share in the upside.
Lease — At minimum, a straight lease works as a starting point, especially if there's potential to revisit ownership or partnership terms down the road once we've established trust and a working relationship.

Our primary focus starting out will be market garden vegetables, fruits, and herbs alongside laying hens and meat chickens. Dairy goats are a near-term goal once basic infrastructure is in place. Cattle, pigs, and horses are longer-term additions depending on available acreage and pasture quality. Bees are on the list as a complement to crop production. Row crops and grain would be grown primarily as livestock feed, not commercial sale. The full scope depends heavily on the land, we're realistic about phasing things in over time.

I grew up on 8 acres in Pennsylvania where farming wasn't a hobby — it was just how we lived. We raised chickens, rabbits, goats, and pigs, and kept a vegetable garden that included tomatoes, cucumbers, pumpkins, and various herbs. I was involved in 4-H for most of my childhood, which gave me a solid foundation in animal husbandry, proper care practices, and the responsibility that comes with keeping livestock.
I also worked at Last Chance Ranch, where I learned proper horse care and developed solid riding skills. That experience gave me a good understanding of what it takes to manage horses and the infrastructure they require.
