Seeking Georgia Farmland: Lease or Lease-to-Own (20–200+ Acres)
Who I am
Seasoned operator and builder seeking farmland in Georgia to develop a high-quality, revenue-diverse operation combining specialty crops, educational programming, and light agri-tourism. Strong track record managing teams, budgets, and multi-site projects; fully insured with capital reserved for site improvements and equipment.
What I’m looking for
- Acreage: 20–200+ acres (open to larger if utilities/water are established)
- Location: Within ~2 hours of Atlanta (North GA, West GA, Middle GA all considered)
- Access/Utilities: Year-round road access, electricity on site or at road, reliable water source (well, municipal, springs, or creek/pond rights)
- Soils/Topography: Well-drained ground for row crops and high tunnels; mix of pasture + timber is ideal
- Structures (nice-to-have): Barn/shed, equipment storage, fencing, walk-in or cold room, housing or RV pad
- Zoning: Agricultural or compatible; openness to agri-tourism uses (U-pick, farm dinners, workshops), and occasional filming permitted a plus
Intended uses (phased)
- Regenerative row crops & specialty produce (market-garden scale ramping up to wholesale)
- Perennials (berries, grapes/trellis fruit, herbs) + value-add (jams, seasoning, teas)
- Education & workforce: paid internships, veteran/youth training days, school/culinary partnerships
- Light agri-tourism: seasonal U-pick, farm suppers, small events; compliant, insured, and neighbor-friendly
- Optional: apiary, mushroom yard, cut-flowers, and film/photo site rentals (low-impact, contract-only)

- Property stewardship: soil building, brush control, pasture management, erosion mitigation, and improvement of existing infrastructure
