I am looking for a land share, incubator opportunity, or long-term lease arrangement within or surrounding Newton County (Covington, Mansfield, Newborn, or adjacent Walton/Jasper/Morgan counties).
- Acreage: 2 to 5 acres of tillable, open land.
- Water Access: Reliable access to a well, municipal water source, or a clean pond/creek suitable for a low-waste drip irrigation setup.
- Infrastructure (Preferred but flexible): Access to electricity for starting seeds, a small, covered space or shed to serve as a wash/pack and garlic-curing station, and a safe place to turn a walk-behind tractor.

I am looking for a flexible, relationship-first transitional arrangement that allows Marilyn Acres to establish its roots while offering a mutually beneficial outcome for the landowner. Because I am a beginning farmer with a focus on long-term stability, I am highly open to several pathways:
- Short-to-Medium Term: A multi-year lease, land-share, or farm-management/stewardship arrangement. I am eager to care for and improve the soil via regenerative methods in exchange for secure, affordable land tenure.
- Mentorship / Co-Farming: I am very interested in partnering with an existing or retiring farmer who wants to see their land stay in active production. Operating independently while cooperating on shared infrastructure (like wash stations or equipment) is an ideal scenario that supports my goal of building verified agricultural management history.
- Long-Term Goal: Ultimately, my end goal is land ownership. I would ideally love to connect with a landowner open to an eventual lease-to-own structure or an owner-financed purchase down the line once the farm enterprise is fully established and generating steady revenue.
