We are Dog Wood Lane Farms LLC and we seeking to establish a professional agricultural lease arrangement for pastureland suitable for livestock and forage production. I am developing a small, carefully managed cattle operation with an emphasis on land stewardship, responsible grazing practices, and long-term sustainability.

In addition to leasing, I am open to discussing the possibility of a future land purchase, should such an arrangement be of interest to the landowner. I am also interested in the potential to produce hay from the property, either for on-farm use or as an additional agricultural enterprise, subject to land capability and mutual agreement.

Current Agricultural Operation

  • Livestock:
    • Two heifers
    • One bull
  • Management approach:
    • Pasture-based grazing system
    • Low-stress livestock handling
    • Gradual, controlled herd expansion based on land capacity

This operation is intentionally scaled conservatively to ensure financial stability, animal welfare, and protection of the land resource.

Intended Use of the Property

The property would be utilized for:

  • Managed rotational grazing of cattle
  • Seasonal livestock presence consistent with carrying capacity
  • Potential forage and hay production, as appropriate
  • Agricultural use only, with no public access or commercial events

Any infrastructure improvements (fencing, water systems, etc.) would be installed only with landowner approval and maintained in good condition.

Land Stewardship and Maintenance

I am committed to maintaining and improving the condition of the land throughout the lease term.

Stewardship practices include:

  • Preventing overgrazing through controlled stocking rates
  • Allowing adequate rest and recovery for pasture
  • Enhancing soil health through managed grazing
  • Minimizing weed and invasive species pressure

If agreed upon, I am willing to:

  • Maintain or repair existing fencing
  • Assist with pasture management and weed control
  • Implement practices that improve long-term productivity

The property would be returned in equal or improved condition upon lease termination.

Financial and Operational Responsibility

  • Lease payments made promptly and reliably
  • Flexible lease structure, including:
    • Per-acre lease rates
    • Per-animal-unit lease rates
    • Hay production arrangements, if applicable
  • Willingness to carry appropriate liability insurance
  • Clear documentation and written lease agreement
