Description of Desired Transitional Agreement

Ultimately, I seek agricultural land. Foremost, I would appreciate and am (as are my children) malleable to learn, volunteer labor, and amenable to mentors/mentorship. I home educate my children, so we tease that our farming staff is on tap, available for duty. Land conservation and animal husbandry is the most productive, informative education we can provide our children and legacy generations.

My best friend was nurtured in animal husbandry, specifically equine and poultry, thus I was perpetually exposed, caught in the passion of this rural otherworld not afforded my family on a half acre county subdivision lot. My friend mentored me in equine care, her family, magnanimous poultry education. A riveting, affirming environment and experience. Exposure to my great grandparents, great uncles, and grandmother's classroom of land farming and husbandry, coupled with hands-on experience on my friend's property, validated and ingrained my intuitive passion for farming.

Equipment and Infrastructure Details

We are prepared to build on and christen our journey with raw or undeveloped land. Utilities, infrastructure in place would be a boon. Financially, we qualify for a modest mortgage, however at cost of land plus housing development (foundation, etc) agricultural/rural ownership is unattainable. Even a modest home with five+ acres on a middle income salary (we carry no debt) is elusive. We also are amenable to partnering in labor for land conservation, to be mentored, and hopefully, expand that mission/land purchase with opportunity.

Additional Info on Experience/Education

My great grandparents were master farmers, intent on heritage skills and passion for the land/animals. They raised me in the cradle of land conservation and productivity. All four of their sons devoted a life to preserve modest farmland. My grandmother (their sole daughter) fled an abusive marriage to protect her four children, and as a single parent provided for them under extreme duress, thus lost her opportunity and window to fulfill a farming generation. I hope to carry her torch...as a testament to her, my farming family, and my children's education and legacy. I persevered aggressive cancer and treatment to see this to fruition, however nestled in Gilmer county affordable land is elusive and have expanded my search into Pickens and Dawson counties (Fannin also a contender). We first sought a modest, even undeveloped/raw, five acres+, disheartened by not only inflated land costs and stringent restrictions, but aggressive developers swarming in not only consuming the land, but seeking residential zoning to distribute as miniscule crowded lots. Even when locating barely affordable acerage the county is rife with POA/HOA that ban husbandry or farms, despite 5+ acre status. My spouse is employed and will retire in Gilmer, thus locating a suitable property without a sustainable commute is vital. I simply long to nuture and educate a generation of land conservationists, modest, proactive, yet developers and local zoning boards seek to eradicate what they deem as "undesirable", forcing/pricing out legacy farming families...and, conscientious deeply rooted Southern residents that seek viable property. We cannot compete singularly nor with middle income budgets.
