Plan
I run Caille Cottage Farm, a small, diversified one-person farm in Colbert, GA, established in 2026. I'm currently working on a 1/4-acre home plot and am looking for additional land to lease so the farm can grow.
What I raise and grow now:
- Coturnix and button quail for eggs, meat and hatching eggs. I'm enrolling in NPIP so I can ship hatching eggs out of state.
- Log-grown shiitake, oyster and lion's mane mushrooms
- A garden of vegetables, fruit trees, berries, culinary herbs and medicinal herbs
- Small-batch farmstead products: dried mushrooms, a fermented chiltepin pepper sauce, composted quail manure fertilizer, and dried sumac
What I would use leased land for:
- Shaded woodland or a tree line for stacking and resting mushroom logs
- Open ground for a stand of native smooth sumac
- Space for movable quail and chicken pens on grass, rotated regularly so the ground isn't overgrazed
- Room to expand herb and vegetable beds
My operation is small-scale and hands-on. I don't need any buildings, and I'll use only light equipment. I'm looking for 5 or more acres within about [20] miles of Colbert, ideally with access to water and some partial shade or woods.
I'm open to a cash lease or a product share, such as farm eggs, mushrooms, herbs and produce for the landowner. I'm also happy to help with upkeep, like clearing brush or managing downed hardwoods, since fallen oak and sweetgum make good mushroom logs.
Desired Transitional Agreement
Description of Desired Transitional Agreement
I'm looking for a long-term lease with an option to purchase. I'd like to start with a multi-year lease, ideally 3 to 5 years, so I can establish mushroom logs, perennial plantings and quail housing on the land. During that time I'd like the right to buy the property, or part of it, at a price and terms we agree on in advance.
I'm open to a cash lease, a product share, or a mix of the two, and to a lease-to-own arrangement where part of the rent goes toward the purchase price. I'd also welcome a gradual transition if the landowner wants to stay involved or keep living on the property. I'll take good care of the land, keep it well maintained, and communicate openly about any improvements before making them.

Additional Information on Produce or Livestock Needs
Poultry (current): Coturnix and button quail for eggs, meat and NPIP-certified hatching eggs, kept in three breeding groups. I'm also adding Ameraucana laying hens and a separate flock of meat chickens in 2027. On leased land, poultry would be raised in movable pens on grass and rotated regularly.
Sheep and goats (planned): A small herd for meat, milk or brush clearing. Goats can help manage overgrown areas, and both would be rotationally grazed with temporary fencing so the pasture isn't overgrazed.
Cattle (planned, longer term): A few head of a small or heritage breed for grass-fed beef, rotationally grazed once fencing and water are in place.
Bees (planned): A few hives for honey and beeswax. Bees would also pollinate the fruit trees, berries, herbs and sumac.
Produce and other crops: Log-grown shiitake, oyster and lion's mane mushrooms in shaded woods. I'd also grow native smooth sumac for spice, culinary and medicinal herbs, vegetables, and fruit and berry plantings.
My goal is a diversified, rotational system where the animals graze and fertilize the land, the bees pollinate the crops, and composted manure goes back into the gardens.
