Property Description
Historic farm and farmhouse just outside downtown Rutledge, Ga. The property is 8 acres total, about 5-6 acres are fenced into a pasture. The pasture is a mix of pine forest, oak trees, and open pasture. It is fenced with metal livestock fencing and electric fencing. There is a historic pole barn that serves as a lean-to structure for the pasture and also available to house farm equipment. About about 1.5 acres is a pecan orchard that is not fenced. The pecan trees are actively producing healthy nuts. There is a very nice, medium-large chicken coop that is available for use as well. The remaining property is the front/back yard of the farmhouse. I currently live in the home, and would likely plan to continue living in the house, but I am not making use of the property so I am looking for someone to lease the pasture and potentially the orchard land as well, so that the space can be utilized and can support local farmers/ranchers looking to have a small-scale operation. There is a separate entrance to access the pasture so that you don't have to go through the main house's driveway. Due to the proximity of the property to historic downtown Rutledge and Madison, proximity to Hard Labor Creek State Park, and proximity to Atlanta, it could also serve as a destination-type farm.

I currently live in the home and am looking to lease the pasture and/or barn and/or chicken coop and/or orchard. The pasture would be ideal for a small-scale cattle operation, goats/sheep, or a couple horses. There is a separate entrance to access the pasture so that you don't have to go through the main house's driveway.

There is about 6 acres that are currently fenced with metal livestock fencing/ electric fencing. There is a historic pole barn that serves as a lean-to structure for the pasture and is also available to house farm equipment. The fencing needs a few moderate repairs in some places, and the pole-barn is historic and could be updated/upgraded at some point, but serves a purpose as a lean to and shed for now. There is also underground water piped to the pasture to fill troughs.

Currently there is an old-growth pecan orchard that is producing healthy nuts. I harvested about 50 lbs of nuts by hand this year, just for fun, so there could definitely be a large harvest if the trees are properly cared for, and if someone had proper equipment, etc. The home/property is 130 year old farm, so there has been other agricultural production there over the years. There was previously cattle and goats in the pasture before I purchased the home.
Current and past farming practices
- None, the property is not being farmed
